What happens next

  1. He reads it and calls or writes back

    Usually the same day. If the property has a succession, a tenant, or an open insurance claim attached to it, expect a couple of questions before any number gets discussed, because those change the answer.

  2. One conversation about the options

    Listing, a direct purchase, or something that is not a sale at all. Plenty of these end with somebody deciding to keep the house, and that is a fine outcome.

  3. Nothing is signed until you want it signed

    No listing agreement and no purchase agreement comes out of a first conversation. There is no obligation attached to asking.

What to expect from a first message

How quickly will I hear back?

Usually the same day, and sooner if the property has a date attached to it, such as a sheriff's sale already scheduled or a closing somebody else has set. Every message is read personally rather than routed through an assistant, a call centre, or a lead network that resells it to three investors in another state. If the answer needs a look at the parish records first, that is what takes the extra day.

Will my information be sold or shared?

No. It is not sold, traded, or forwarded to a lead network or to other investors. It is used to answer you about the property you wrote about. The privacy policy sets out exactly what is kept and for how long.

Do I have to fill in the form?

No. Every route on this site also works by phone, and the number in the header reaches the same person who reads the form. The form exists because writing the address and the situation down once is usually faster than explaining them twice, and because it lets Chris look the property up in the assessor and conveyance records before he calls you back. Either way costs nothing and commits you to nothing.

Is there an office I can visit?

Nexus is a service-area business, so there is no walk-in office to visit. Meetings happen at the property, which is where the useful conversation is anyway: a roof, a slab, a stain on a ceiling and a kitchen a lender will refuse all have to be looked at rather than described. If the house is vacant or you are out of state, a phone call and photographs are enough to start.

What should I include in the first message?

The address, roughly what condition the property is in, and how soon you need an answer. If there is a succession, a tenant or an open insurance claim attached to it, say so: those change the answer more than anything else you could tell us.
