What this site collects, and what it does not.
Short version: the only information collected is what you type into a form, it goes to one inbox, and it is never sold or handed to a lead network.
What is collected
Only what you send
Information you enter in a form
Your name, email address, phone number if you give one, the property address if the form asks for one, and whatever you write in the message field. If you tick the optional text message box, that consent is recorded with the date and time you gave it.
Technical information attached to a submission
The IP address the submission came from, and the time it arrived. These are recorded to enforce a limit on how many messages one connection can send in an hour, which is what keeps the form from being used to send spam.
A single cookie, and only on pages with a form
A page that carries a form sets one session cookie. It exists to hold the security token that proves the form was filled in by a person on this site rather than submitted from somewhere else. It contains no personal information, it is not used for advertising, and pages without a form do not set it at all.
Address suggestions on the form
The street address field on the form can offer suggestions as you type. That feature is provided by Google (Google Maps Platform, Places). It is loaded only on pages that carry the form, and only once you click into the street address field; until then nothing is sent to Google. While it is active, what you type into that one field is sent to Google to produce the suggestions, under Google's own privacy policy. Nothing else you enter on the form goes to Google, and the form works without the suggestions: if they do not appear, type the address as you would anywhere else.
What is not collected
- No advertising or tracking pixels from any third party.
- No analytics is currently running on this site.
- No chat widget, no session recording, no heat mapping.
- No fonts, stylesheets or scripts loaded from anybody else's server, with the single exception of the address suggestions described above, which load only after you click into that field.

We do not sell or share your contact information
We do not sell, rent or share your phone number or any other contact information with third parties for their marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third party. Your details are used only to answer you and to provide the real estate services you asked about; the service providers that deliver our email and texts and hold our customer records process them on our behalf and for no purpose of their own.
Text messages (SMS)
If you tick the optional text message box on a form, I Buy Homes Cash LLC d/b/a Nexus Home Partners may text you about the property or real estate question you raised: replies to your inquiry, appointment scheduling and reminders, your home valuation, and updates on a listing or transaction you are part of. Ticking the box is never required to send a form.

- Carriers are not liable for delayed or undelivered messages.

What it is used for
Answering you, and nothing else
A message you send is used to reply to you about the property or the question you wrote about. It is stored so that a conversation started in March can be picked up in June without asking you to repeat yourself.
It is not sold. It is not traded. It is not forwarded to a lead network, to other investors, or to other agents. If a situation genuinely calls for referring you to somebody else, such as an attorney for a succession, that is discussed with you first and you make the introduction decision.
If you ticked the SMS consent box, you may receive text messages about your inquiry. Reply STOP to any of them and they end. Consent is never assumed, and the box is never pre-ticked.
Where it lives
Storage, plainly
- Form submissions
- Written to a file on the same server this site runs on, outside the public web directory, and emailed to the business inbox.
- Rate limit records
- A hashed record of recent submission times per connection, kept only long enough to enforce the hourly limit.
- Retention
- Inquiry records are kept while the conversation is live, and afterwards only where a licensed agent is required to retain a transaction record. Ask and you will be told exactly what is still held.
- Sale of data
- Never. There is no circumstance in which contact information from this site is sold.
Your part
Your records, on request
Write or call, using the contact details in the footer of this page, and ask for a copy of what is held about you, or ask for it to be deleted. There is no form to fill in and no process to navigate. Records that a licensed real estate agent is required to retain for a completed transaction are the one exception, and if that applies you will be told which records and why.
This site is not directed at children and does not knowingly collect information from anybody under thirteen.
If this policy changes, the changed version goes up here. Material changes to what is collected or how it is used will be described rather than slipped in.

Cookies and tracking, specifically
One cookie, and nothing else
A page that carries a form sets a single session cookie. It holds the security token that proves the form was completed by a person on this site rather than submitted from somewhere else, and it expires when the browser session ends. It carries no personal information, no identifier that follows you between sites, and no advertising value. Pages without a form set nothing at all.
There is no analytics running on this site at present. If that changes, this section will be rewritten to describe exactly what is measured, and a consent control will ship with it rather than after it.
What third parties can see
One thing, in one place: the address suggestions on the form, provided by Google, receive what you type into the street address field once you have clicked into it, and nothing before that and nothing else. Beyond that, nothing, because there are no others. Every font, stylesheet, image and every other script on this site is served from the same server as the pages. There is no embedded map, no chat widget, no social pixel and no video player. A visit to this site is visible to this site, to the hosting company's content delivery network that serves its pages, and to your own internet provider, and to nobody else until you click into that one field.
If you send a message
The information you type is written to a file on the same server, outside the public web directory, and emailed to the business inbox. The time and the originating IP address are recorded alongside it, purely to enforce a limit on how many messages one connection can send in an hour. That limit is what stops the form being used to send spam through the site.
Records connected to a completed transaction are retained because a licensed real estate agent is required to keep them. Everything else is kept only while the conversation it belongs to is live. Ask at any time and you will be told exactly what is still held.
