Lafayette, Lafayette Parish
Buying or listing in Lafayette itself.
Lafayette is not one market. A 1940s cottage in the Saint Streets, a brick ranch off Johnston Street and a house in River Ranch are three different transactions with three different sets of questions.
What is true here and not next door
Lafayette, specifically
- The parish seat
- Lafayette Consolidated Government, the clerk of court and the assessor are all here, which is where conveyance records for the parish are recorded.
- The Saint Streets and Freetown
- Close to downtown, largely 1920s to 1950s stock on smaller lots. Cottages and bungalows rather than subdivision inventory, and they appraise against each other.
- The Oil Center
- A mid-century office and medical district rather than a neighborhood, and a large part of why the housing around it holds the value it does.
- River Ranch
- A traditional neighborhood development in the south of the city with its own street grid, mixed use and price structure.
- The Vermilion and the coulees
- Drainage here follows the river and the coulee system rather than the city limits. The August 2016 flood put water into a great many homes mapped outside the high-risk zone.
- LUS Fiber
- The municipal utility runs a fiber network inside the city, which is a genuine difference from the unincorporated parish and a normal buyer question.
- Schools
- Lafayette Parish School System. Zones are set by the district and change; confirm current zoning with the district.

Three questions per address
What is the flood zone, and what happened in 2016
They are separate questions. The mapped zone decides whether a lender requires flood insurance. What actually happened to the house in August 2016 is a disclosure question, and in this city it is worth asking out loud. Plenty of homes that took water were in zone X.
What will insurance cost on this specific roof
Get the quote during the inspection period, not near closing. Roof age is now a central underwriting question in Louisiana, and on the older stock close to downtown the answer can change what you can borrow.
What is under the house, and what has moved
Pier and beam near downtown, slab further out, and Gulf coast clay under both. Some movement is normal here. Progressive movement is not, and an inspector who works this parish knows the difference.

What a Lafayette listing is competing against
-
Genuine comparables
A house three streets over can be a different market. Pricing off closed sales in the same segment rather than the same postcode is most of the work.
-
The insurance question
Your buyer has to insure it. On an older roof that is now a real obstacle, and knowing it before you list changes what you fix first.
-
Flood disclosure
Disclosing honestly costs less than it feels like it does. A buyer who is told up front prices it. A buyer who discovers it walks.
Either direction
A conversation before a commitment
Buying, listing, or working out whether the house you own is worth keeping. Nothing gets signed in a first conversation.
Lafayette questions
Buying and listing in the city itself
What does a REALTOR® in Lafayette actually do for a buyer?
Represents you rather than the seller. That means negotiating the price and the terms, writing the inspection response, reading the survey and the title commitment before you sign, and telling you when to walk. Every house on the market already has an agent, and that agent is obliged to get the seller the best available terms.
How is a Lafayette home priced for listing?
From closed sales of genuinely comparable properties, adjusted for what is different about yours. In this city that is harder than it sounds: a house three streets over can sit in a different segment, and the Saint Streets, River Ranch and a 1970s subdivision off Johnston Street price against three different comparable sets.
Did the 2016 flood affect a specific house?
It is a separate question from the mapped flood zone and worth asking out loud, because a great many Lafayette homes that took water in August 2016 were in zone X. The mapped zone tells you what a lender will require. What happened to the house is a disclosure question and a pricing question.
What does insurance cost on a Lafayette house?
Enough to change what you can borrow, which is why the quote belongs inside the inspection period rather than near closing. Roof age is now a central underwriting question in Louisiana, and on older stock close to downtown the answer can move the monthly payment substantially.
Is LUS Fiber available at an address?
The municipal utility runs a fiber network inside the city limits, which is a real difference from much of the unincorporated parish and a normal question for anybody who works from home. Availability is decided address by address rather than by neighbourhood, so check the specific address with the utility before assuming either way. A listing that promises it without checking is guessing on your behalf.
